Luxury Deregulation Applications 2019

The deadline to file 2019 Applications for High Income Deregulation is quickly approaching.

Requirements to qualify:

  • The income threshold remains at $200,000 for the two prior years pursuant to the Rent Act of 2015
  • Tenant’s rent must be at least $2,774.76 as of April 1, 2019

What we can do for you:

Our office will file the Income Certification Form (“ICF”) and Owner’s Petition for Deregulation (“OPD”) for a flat fee of $475.00 plus disbursements. Hourly rates will apply for correspondence, appeals, etc. beyond these two (2) initial filings.

Note: If the building is subject to the J-51 or 421a tax programs, they are not eligible to be deregulated.

Documentation required no later than April 2, 2019:

  • The first page of the current tenant’s original lease
  • Leases for the past four (4) years or Rent Control filings; and
  • Any MCI orders, etc., affecting the legal regulated rent; and
  • Evidence of any other occupants in the subject apartment; and
  • Any other pertinent information regarding the tenancy as related to high income deregulation
